แนวคิดในการทำอาคารอัจฉริยะ คือแนวคิดที่เน้นการนำอุปกรณ์ทางด้าน IOT เข้ามาใช้งานร่วมกับอุปกรณ์ที่อยู่ในสำนักงาน สาเหตุเพื่อความสะดวกสบายให้กับเจ้าของอาคาร, ผู้เช่า และผู้ใช้งานภายในอาคาร ซึ่ง เป็นแนวคิดที่มีมาร่วม 20 ปีแล้ว แต่ยังไม่ค่อยเห็นเป็นรูปเป็นร่างเนื่องจากเทคโนโลยีการสื่อสารในสมัยก่อนนั้นไม่ได้มีความรวดเร็ว และหลายอุปกรณ์ยังรองรับได้ไม่มากนัก ทำให้ยังไม่ค่อยเห็นมีอาคารที่นำระบบนี้มาใช้งานกันมากนัก
แต่ในปัจจุบันที่เทคโนโลยีทางการสื่อสารรุดหน้าไปมาก เราสามารถรับส่งข้อมูลในปริมาณมากได้ในเวลาที่น้อยลง ทำให้เทคโนโลยีอาคารอัจฉริยะมีการพูดถึงกันมากขึ้นกว่าเดิมและมีให้เห็นกันมากกว่าเดิม แต่ยังประสบปัญหาเรื่องของงบประมาณที่ต้องใช้สำหรับการสร้างอาคารอัจฉริยะที่มีค่าใช้จ่ายสูง ทำให้หลายๆอาคารที่เป็นอาคารขนาดเล็กขนาด SME ไม่สามารถจัดหามาใช้งานได้
